A tarp is a hold, not a fix. It stops the damage from compounding while we schedule the actual repair, and we tell you up front when we’ll be back to do it. Any roofer who tarps your roof and then quietly disappears has solved their problem, not yours.
What to do before we get there:
Move what you can and contain the water. Get furniture, electronics, and anything absorbent out from under the drip. Bucket down, towel under the bucket.
If the ceiling is bulging, drain it. A sagging spot means water is pooling above the drywall. Put a bucket underneath and pierce the lowest point of the sagging area with a screwdriver. That feels wrong, but a controlled release into a bucket beats the whole section letting go at once.
Stay off the roof. Wet roofing is dangerous and there’s nothing useful to do up there mid-storm. Diagnosis happens after the rain stops.
Photograph everything. Interior staining, the ceiling, damaged belongings, anything visible outside. If this becomes an insurance claim, documentation taken during the event is worth more than documentation taken a week later.

What Your Symptom Usually Means
A stain that grows every time it rains — an active leak with an open path. This needs attention now; damage compounds with each storm.
A stain that appeared once and hasn’t changed — could be an old leak already repaired, or an intermittent one that only opens under specific wind and rain conditions. Worth inspecting either way.
Water near a chimney, wall, or skylight — flashing, most likely. These transitions are where roofs leak.
Water running down an interior wall — often flashing at a wall-to-roof transition, or a gutter overflowing behind the fascia and running down inside the wall cavity.
Bubbling paint or sagging drywall — water has been accumulating a while. There’s more damage above the ceiling than you can see.
Damp insulation in the attic with no ceiling stain — you caught it early. Best possible time to call.
Musty smell with no visible water — a slow leak that’s been wetting framing or insulation long enough to grow mold. Common in attics nobody checks.
Drips only during heavy wind-driven rain — a leak that needs horizontal water pressure to open up. Usually shingles that have lost their seal, or a flashing gap vertical rain doesn’t reach.
A leak that came back after someone already repaired it — the original diagnosis was probably wrong, or the repair was a patch over an undiagnosed source. This is the most common reason we get called.
Moisture only in cold weather, never during rain — condensation, not a leak. Ventilation issue.
Why Patch Repairs Usually Fail
We get called out to a lot of leaks that somebody has already tried to fix. Most of the time we can see exactly what was attempted, and most of the time it’s the same handful of things.
Caulk and sealant over a leak nobody diagnosed
Sealant only works if it lands on the actual point of entry. Water enters at one spot and travels down the underside of the decking before it drops, so the wet spot on your ceiling is rarely under the hole. Sealing the area above the stain usually redirects the water rather than stopping it — the drip moves somewhere less visible, you assume it’s fixed, and the framing keeps getting wet.
Roof tar as a repair
Roofing cement is a legitimate material in a few narrow applications. It is not a repair for flashing, boots, or shingles. It’s rigid where the roof needs to move, it cracks through freeze-thaw cycles, and it traps moisture underneath. Two or three seasons later the leak is back and there’s now a hardened black mass over the failure point that has to be cut out before anyone can do the job right.
Sealing a popped nail instead of correcting it
A nail that has backed out has left a hole in the decking and lifted the shingle above it. Dabbing sealant on the head covers the nail. It doesn’t reseat anything, doesn’t close the hole in the deck, and doesn’t address the fact that the shingle is no longer lying flat. The nail keeps working its way out with every temperature swing and the sealant cracks off. A permanent correction means pulling the nail, sealing the deck penetration properly, and re-securing or replacing the shingle so the course lies flat again.
Replacing the one thing that failed and ignoring its neighbors
If one pipe boot has cracked, the other three went on the same day and have the same age on them. Fixing one is technically a repair. It’s also why people end up calling a roofer three times in two years.
What a Permanent Repair Looks Like
Our approach on an active leak is to find the failure, replace it, and verify the surrounding components before we call the job done.
We identify the entry point, not the exit point. That means the attic and the roof together, tracing the water path back to where it started. If we can’t confirm the source, we say so and keep looking rather than sealing the most likely candidate and hoping.
We replace the failed component rather than sealing over it. A cracked pipe boot gets a new boot. Corroded step flashing gets new flashing, woven back into the shingle courses in the right sequence. A rotted valley gets rebuilt. A lifted shingle course gets refastened or replaced. If the decking underneath has softened, that section comes out.
We check the components of the same age. The other boots, the rest of the flashing, the fasteners on that slope. You get told what’s still sound and what’s within a few years of the same failure, and you decide what’s worth doing while we’re already up there.
We don’t leave sealant doing structural work. Sealant belongs in the places roofing systems are designed to use it. It doesn’t belong holding a repair together.
We document it. Photos before and after, so you can see the failure that was found and the repair that replaced it.

Where the Water Is Getting In
Water almost never enters directly above where it appears inside your house. It comes through the roof at one point, travels down the underside of the decking or along a rafter, and drops off at the first obstruction. A stain in the middle of your living room ceiling can easily originate ten or fifteen feet up the slope.
Failed pipe boots
The rubber collar around plumbing vent pipes is the single most common leak source we find. The rubber dries out, cracks, and pulls away from the pipe — usually somewhere between year 10 and 15, well before the shingles are done. The permanent fix is a new boot, and it’s one of the cheapest repairs on a roof.
Flashing failures
Anywhere the roof plane meets something else — a chimney, a wall, a dormer, a skylight — flashing makes that transition watertight. Corroded flashing, flashing installed out of sequence, or flashing someone has “repaired” with a tube of caulk is a leak waiting to happen. Flashing has to be replaced and re-integrated with the shingle courses. There is no sealant version of this repair that holds.
Valleys
Where two roof planes meet, water volume concentrates. Valleys carry more water than any other part of the roof and are the first place a marginal installation shows itself.
Skylights

Wind-damaged or missing shingles
Storm damage is the obvious one. Less obvious: shingles that have lifted slightly at the seal strip and let wind-driven rain underneath without ever coming off the roof.
Condensation that isn't a leak at all
If moisture appears on cold mornings with no correlation to rainfall, or shows up in the attic as frost on the underside of the decking, you likely have a ventilation problem rather than a roof problem. We check for this before recommending any repair, because no roof repair will fix it.
