Roof Repair, Cleaning & Maintenance in Felida, WA
Custom rooflines need more than a ladder and a leaf blower. In-house crews, honest inspections, serving Felida since 2004.

Roof Maintenance, Repair & Cleaning in Felida
Felida homes are not tract homes, and they don’t age like tract homes. The neighborhoods off NW 119th, along Felida Road, and down toward the Salmon Creek Greenway are full of custom and semi-custom builds — steep pitches, multiple gables, dormers, turrets, bay projections, and rooflines that change direction three or four times between the ridge and the eave.
Every one of those direction changes is a detail. Valleys, sidewall flashing, kickouts, cricket flashing behind chimneys, skylight curbs. Details are where roofs leak. Two houses in Felida can have identical square footage and one of them will have four times the flashing linear footage of the other — and a very different maintenance requirement because of it.
Northwest Roof Maintenance has served Clark County since 2004. We’re based in Salmon Creek, minutes from Felida, and we run our own background-checked crews — never subcontractors. Washington license #NORTHRM887DL, Oregon CCB #196307, A+ rated with the BBB, and 700+ five-star reviews.
Our approach is maintenance-first. Most Felida roofs we look at don’t need replacing. They need the moss handled, the valleys cleared, and three or four details corrected before water finds them. When a roof genuinely is at the end of its life, we do full replacements with our own crews — and we’ll tell you plainly which situation you’re in.
Our Services
Scheduled inspections and tune-ups that catch small problems — lifted flashing, failed sealant at a skylight curb, early moss in a shaded valley — before they become interior damage. On a roof with a lot of details, this is the difference between a service call and a drywall repair.
Targeted repairs for shingle and tile roofs: resealed and replaced flashing, valley work, skylight curbs, replaced tabs, and leak diagnosis. Done by technicians who work for us directly, not a subcontractor.
For roofs past the point repair can help, we also offer full tear-off replacement, backed by a 14-year labor warranty and Malarkey Certified Pro Contractor installation. See our full roof replacement page for details.
Why Felida Roofs Cost More to Maintain Than Their Square Footage Suggests
It isn't the size. It's the number of places water can get in.
A simple gable roof has two planes and a ridge. Water lands, runs down, leaves. There is almost nothing for it to catch on.
A typical Felida custom home has six to twelve planes meeting at different angles. That produces valleys where two slopes drain into one channel, sidewalls where a roof plane dies into vertical siding, dormers with flashing on three sides, and often a chimney that needs a cricket behind it to divert water around rather than into. Add skylights, and each one is a curb with four flashing joints and a seal that ages faster than the shingles around it.
None of this is a design flaw. It’s what makes the house look like it does. But it means your roof needs looking at more often than a neighbor’s simpler one, and it means a quote based purely on square footage is a quote from someone who hasn’t been on your roof.
It also means the cheap quote is usually cheap for a reason. Detail work is slow, and the fastest way to underbid a Felida roof is to plan on skipping it — reusing old flashing instead of replacing it, caulking a joint that needed metal, running shingles into a valley instead of cutting them properly. You won’t see any of that from the ground. You’ll see it in four years.
Shade, Moisture and the Felida Microclimate
Mature landscaping is why the neighborhood looks the way it does. It's also why the moss comes back.
The tree canopy is established. Felida’s older streets have forty and fifty-year-old firs, cedars, and big-leaf maples that were planted or preserved when the lots were developed. Mature canopy means roof planes that stay shaded through most of the day and never fully dry between rains.
Lowland moisture. Felida sits above Vancouver Lake and the Salmon Creek drainage, and the humidity that settles into those lowlands doesn’t stop at the property line. Morning fog burns off later here than it does a few miles east.
Complex rooflines dry unevenly. This is the part specific to Felida. On a simple roof, the whole surface dries at roughly the same rate. On a multi-gable roof, one plane is in full sun by ten and another sits in the shadow of a dormer until three. Moss doesn’t colonize your roof — it colonizes the two or three planes that stay wet, and those are usually the ones you can’t see from the driveway.
The practical takeaway: cleaning schedules borrowed from a neighbor don’t transfer well here. Two houses on the same street can be on genuinely different intervals depending on which way the roof faces and what’s growing over it.
Roof Cleaning & Moss Removal Costs in Felida, WA
Roof cleaning and moss removal typically runs $650 to $1,500+, depending on roof size, pitch, and how much buildup has accumulated. Felida homes tend toward the higher end of that range for two reasons: steeper pitches require more safety setup and slow the work down, and complex rooflines mean more valleys and details to hand-clear rather than simply working down an open plane. Heavy fir or cedar canopy pushes it further. A free inspection gets you an exact number rather than an estimate based on the roof’s footprint.
Signs Your Felida Roof Needs Attention
- Moss or dark streaks concentrated under tree cover or on north-facing slopes
- Needles and debris built up in valleys or gutters, especially after fall
- Granules collecting in gutters or at downspout outlets
- Lifted or curling shingle edges
- Slow-draining gutters after rain — often a sign of a clogged or sagging section
- Any musty smell or visible moisture in the attic
If you’re noticing any of these, a free inspection will tell you exactly what your roof needs — and just as importantly, what it doesn’t.
Skylights, Chimneys and the Details That Fail First
On most Felida homes, the roof covering outlives the details attached to it. Shingles have a long, predictable service life. Sealant does not.
Skylights are the most common single source of leaks we find on custom homes. The unit itself is usually fine — what fails is the curb flashing and the sealant where the frame meets it, both of which age faster than the surrounding roof because they take direct sun and expand and contract with every temperature swing. A skylight installed with the roof is often due for attention well before the roof is.
Chimney flashing is second. A masonry chimney on the upslope side of a roof needs a cricket behind it — a small peaked structure that splits water around the chimney rather than letting it pool against the back face. Crickets get omitted, and the pooling rots the deck slowly enough that nobody notices until the ceiling below shows it.
Kickout flashing is the one almost nobody knows about. Where a roof edge meets a wall that continues past it, a small diverter has to kick water out into the gutter instead of letting it run down behind the siding. Missing kickouts don’t leak through the roof — they leak into the wall, and the damage shows up as rot in the sheathing behind the siding rather than a stain on the ceiling.
We check all three on every inspection, and we photograph what we find so you’re not taking our word for it.
Ongoing Roof Care: The Rhino Protection™ Membership
A roof with a lot of details needs eyes on it more often than a simple one — and details are exactly what a homeowner can’t assess from the ground.
Rhino Protection puts your roof on a calendar so you don’t have to think about it. One scheduled visit a year covers roof cleaning, moss treatment, and gutter cleaning, plus a full inspection with photo documentation. Members also get priority scheduling, 10% off eligible repairs, and a $500 annual roof replacement credit that rolls over and accumulates up to $5,000.
Most homes run $49 to $149 per month, based on roof size, pitch, and tree debris coverage. Felida’s steeper pitches and heavier canopy tend to place homes in the middle to upper part of that range — we’ll price it honestly after we’ve seen it.
Membership can start after your free inspection, or be added alongside a repair or cleaning you’re already having done.
Serving Felida & the Surrounding Area
We work throughout Felida, including the neighborhoods along Felida Road and NW 119th Street, the streets running down toward Felida Moorage and Vancouver Lake, and the newer developments toward the Salmon Creek Greenway. We’re based just east of you in Salmon Creek, so a Felida service call is a short drive rather than a scheduling problem.
Felida borders Salmon Creek to the east and Hazel Dell to the southeast — we cover both, along with the rest of Clark County and the Portland metro
Matching What's Already on Your Roof
This is where custom-home work diverges from the rest of our service area.
On a tract home, a repair means matching one of three shingles the whole subdivision used. On a Felida home, it means matching an architectural shingle in a specific color from a specific manufacturer, possibly discontinued, on a roof where the repair will be visible from the street. Curb appeal is part of what these homes are worth, and a patch that doesn’t match is a permanent visible reminder of a repair.
We source matching material where it exists, and where it doesn’t, we’ll tell you before we start rather than after. Sometimes the honest answer is that a full plane replacement looks better than a matched-as-close-as-possible patch, and sometimes the patch is genuinely fine because of where it sits. That’s a conversation, not a default.
One note on materials: we work on composition shingle and tile. We do not install or service metal roofing or cedar shake at this time. A number of Felida homes were originally built with cedar, and if yours still has it, we can inspect and advise but the work itself is outside what we do.

Roof Maintenance, Repair & Cleaning FAQ — Felida, WA
How much does roof cleaning cost in Felida?
Typically $650 to $1,500+, depending on roof size, pitch, and buildup. Felida’s steeper pitches and mature tree cover often place homes toward the higher end. We provide an exact quote after a free inspection
How often should a Felida roof be cleaned?
Roofs shaded by mature fir or cedar generally need cleaning every 1 to 2 years. Roofs with more sun exposure can go 2 to 3. On complex rooflines it’s common for part of the roof to need attention sooner than the rest.
My roof has a lot of valleys and dormers. Does that cost more to service?
Yes, and any honest quote will reflect it. Detail work is hand work. A roof with twelve planes takes meaningfully longer to clean and inspect properly than a two-plane roof of the same square footage.
I have a water stain near a skylight. Does the skylight need replacing?
Usually not. In most cases the unit is sound and the curb flashing or sealant has failed. That’s a repair, not a replacement, and it’s one of the most common calls we get on custom homes.
Can you match my existing shingles for a repair?
Often, yes. Architectural shingles in discontinued colors are the hard case, and we’ll tell you honestly what the match will look like before we do the work rather than after.
Do you offer full roof replacement in Amboy?
Are you licensed and insured in Washington?
Do you offer free inspections?
Do you work on cedar shake or metal roofs?
No. We work on composition shingle and tile. If your Felida home still has its original cedar, we can inspect it and tell you what we see, but the work itself is outside our scope.
Do I need to be home during the inspection?
My driveway is long, steep and gravel. Is that a problem?
Tell us when you call and it’s not. Tell us when the truck arrives and it might be. We plan equipment and staging around access.
