How We Decide Between Repair and Replacement

We look at four things:
  1. Remaining shingle life. Granule loss, curling, cracking, and brittleness tell us how much service life is left in the material itself.
  2. Deck condition. Soft spots, sagging between rafters, and visible rot change the calculation quickly.
  3. How localized the problem is. One failed pipe boot is a repair. Failed boots plus lifted ridge cap plus deteriorated valley metal across the whole roof is a replacement conversation.
  4. Your timeline in the home. A roof with four years left is a different decision for someone selling next spring than for someone staying twenty years. We’ll ask.
If the answer is repair, we do the repair. We don’t use a repair call as a foot in the door for a replacement pitch.

The clearest signs are visible from the ground: sagging fascia, soft or discolored rake board, and dark staining at rafter tails. From inside, look for staining on attic sheathing.
