Concrete and clay tile can last 50 years or more. The underlayment beneath it — the waterproof membrane that actually keeps water out of your house — lasts 20 to 30 years in our climate. So a tile roof that’s leaking at year 25 usually has decades of life left in the tile itself. The failure is underneath.
Most roofing companies quote that as a full tear-off and replacement, because that’s the job they know how to sell. The right answer is usually removing the tile and replaceing the underlayment with new synthetic rubberized we carefully remove your existing tile, replace the underlayment and flashing, and reinstall the same tile.
