The waterproof underlayment beneath the tile often wears out long before the tile itself. Concrete and clay tile routinely last 50 years or more, while the felt underneath typically begins failing somewhere between 20 and 30 years — which is why a roof with perfectly sound tile can still leak. When that happens, the tile is carefully lifted and stacked, the underlayment is replaced, and the original tile goes back down, restoring the roof at a fraction of replacement cost.

Improper Flashing At Eaves (Anti-Ponding)

Eave Flashing and Tile Roof Ponding Proper eave flashing is what determines whether water off a tile roof lands in the gutter or behind it. Most tile roofs have a gap beneath the tile behind the gutter line where water gets trapped instead of draining — a condition called ponding, which slowly rots fascia and feeds moisture back into the roof edge. The fix is a 1" x 11" drip edge flashing installed under the tile and under the felt underlayment, so every drop is carried past the fascia and into the gutter where it belongs.

Valley Problems

Roof valleys carry more water than any other part of the roof, which makes them the first place wear shows up. Debris collects where two slopes meet, forming a dam that holds moisture against the metal valley flashing and accelerates corrosion, and tiles cut too tightly to the valley leave no room for that debris to flush through. Clearing and correcting valleys early is one of the highest-value repairs on a tile roof, because a failed valley sends water directly into the framing below.

Improper Repairs

Poor workmanship from previous repairs is one of the most common problems we find on tile roofs. By the time paint is bubbling or the gutter is pulling away from the house, the damage underneath has usually been progressing for years.

We repair and replace fascia board as part of tile roof work, including the rake boards and rafter tails that often deteriorate alongside it. Rot rarely stops at the fascia; once the board is opened up, we frequently find damage extending into the sheathing edge or the ends of the rafters, and all of it needs to be addressed before new material goes on. Gutters are detached, the compromised wood is cut out and replaced, and everything is primed and sealed before the gutters go back up.

The part that matters most is what happens next. Replacing fascia without correcting the eave detail that destroyed it means the new board starts rotting the day it is installed. Most Portland-metro tile roofs went on in the 1980s and 90s, which means the tile itself may still be sound while the felt underneath it, the real waterproofing layer, is not.

We remove the tile and battens, inspect and repair the decking, install new underlayment, and shingle the roof from scratch. Going from concrete tile to asphalt removes roughly 700 to 900 pounds per square from your framing, so the structure is never the limiting factor — the framing was engineered for a far heavier load than it will carry afterward.

Conversions are not our default recommendation. If the tile is serviceable and the underlayment has life left, sectional repair is almost always the better spend.
