East winds funnel out of the Gorge in winter and hit Camas harder than they hit Vancouver or Salmon Creek. Add the conifer canopy over Prune Hill and the neighborhoods around Lacamas Lake, and you get a combination most Clark County roofs don’t face: wind stress on the ridge and edges, constant needle load in the valleys, and moss that comes back every year no matter how well the roof was installed.

Why Camas Roofs Age the Way They Do
- Gorge wind. Camas gets east wind events that most of Clark County doesn't. Wind exposure concentrates damage at ridges, rakes, and edges — the places where shingles are most dependent on adhesive seal and nail placement. It's also why we look closely at ridge cap condition on Camas roofs even when the field looks fine.
- Tree canopy. Douglas fir and cedar shed constantly. Needles collect in valleys, behind chimneys, and in gutters, where they hold moisture against the roof surface. A roof that stays wet stays mossy, and moss lifts shingle edges and works under tile.
- Shade and slope orientation. North-facing slopes under canopy in Camas often carry heavy moss while the south slope of the same roof looks nearly clean. That's normal and it's why we quote by roof, not by square footage alone.
- Hillside access. Homes on Prune Hill and the surrounding grades frequently have steep pitches, multiple roof planes, and difficult ladder setups. This affects labor time and shows up in pricing. We'd rather tell you that up front than surprise you.
- Winter ice. Cold east air meeting wet weather produces occasional freeze events. Water that's already sitting in a needle-clogged valley freezes, expands, and backs up under shingle courses.
Every Roof Era in One City
- Pre-1950 homes near downtown and the mill. Older framing, sometimes multiple roof layers from decades of overlays done by previous owners. When we tear one of these off, we frequently find two or three layers and deck damage underneath. Worth knowing before you budget.
- 1960s–1980s. These roofs are usually on their second or third covering. Ventilation is often the weak point — many were built before current intake and exhaust standards.
- 1990s–2010s subdivisions. Prune Hill, north Camas, and the newer developments. Many of these are hitting their first real replacement window now, and many have complex rooflines — multiple gables, dormers, and valleys — which means more flashing, more transitions, and more places for water to find a way in.
- New construction. Roofs under manufacturer warranty still need maintenance to keep that warranty valid. Moss and debris are not covered failures.

How We Decide Between Repair and Replacement
- Remaining shingle life. Granule loss, curling, cracking, and brittleness tell us how much service life is left in the material itself.
- Deck condition. Soft spots, sagging between rafters, and visible rot change the calculation quickly.
- How localized the problem is. One failed pipe boot is a repair. Failed boots plus lifted ridge cap plus deteriorated valley metal across the whole roof is a replacement conversation.
- Your timeline in the home. A roof with four years left is a different decision for someone selling next spring than for someone staying twenty years. We’ll ask.
