Washougal tile is younger than most of the metro’s — and that changes the answer
Most tile in the Portland area went on in the 1980s, which means those roofs are long past the point where the underlayment gave out. Washougal’s came later. The hillside development north of SR-14 filled in from the mid-1990s through the 2000s, and concrete tile went on a lot of those custom and semi-custom river-view builds.
That puts these roofs at roughly twenty-five to thirty years — right at the front edge of underlayment failure rather than a decade past it. It’s the difference between catching a problem and excavating one. A Washougal tile roof caught now is usually a sectional repair. The same roof five years from now is often a much larger project.
What the Gorge does to a tile roof
